Why these calculators exist
Most hosting advice is written by people selling courses. The numbers, though, are not complicated: your cleaning fee should roughly cover the cost of the clean, your income is your booked nights times your rate minus platform fees, and your profit is what's left after the costs nobody posts about on Instagram โ turnovers, management, utilities, supplies, and the mortgage.
Each tool here uses the standard assumptions hosts actually operate under (Airbnb's 3% split-fee host charge or the 15.5% host-only fee, typical cleaner rates, real turnover times) and shows its work, so you can change any assumption and watch the answer change. If a number surprises you, the surprise was already in your listing โ the calculator just surfaced it.
Start with the question you have
- Setting up a new listing? Run the cleaning fee calculator first, then the income calculator with occupancy numbers from similar listings in your area (be pessimistic โ use 50โ60%, not the 85% in the sales brochure).
- Already hosting and feeling busy but broke? The profit calculator will usually find the leak: it's almost always turnover costs on short stays.
- Getting the same guest questions every week? That's a welcome book problem โ read the welcome book guide.
